Advanced Therapeutics, a supplier of nutraceuticals, leased a 20,000-square-foot industrial flex building on 2.01 acres at 5 Adams Ave. in Hauppauge. Currently vacant, the property was formerly occupied by JD Beauty, makers of cosmetics and beauty supplies. The new tenant is planning renovations to accommodate its nutraceutical operations. Dan Gazzola and Chuck Tabone of Newmark represented the tenant, as well as the landlord, Precision Label Corp., in the lease transaction.
JD Traditional Industries purchased a 5,000-square-foot industrial condo at 701-4 Koehler Ave. in Ronkonkoma for $1.19 million. Scott Harz of Alliance Real Estate represented the buyer, while Jeremy Hackett of Metro Realty Services represented the seller, Exotic Wood Furniture, in the sales transaction.
Molloy University leased a 23,300-square-foot commercial building on 2.23 acres at 1100 North Broadway in Amityville, where it has relocated its Suffolk Center from a building at Republic Airport. The Amityville property was formerly occupied by Branford Hall Career Center and was once home to a Department of Motor Vehicles office. Scott Berfas, Andrew Duffy and Hal Stein of Newmark represented Molloy, while Rachel Butiu of Mason Asset Management represented landlord Broadville Realty LLC in the Amityville lease transaction.
Redefine Meals leased a 750-square-foot retail space at 255 Deer Park Ave. in Babylon. The company, which prepares and delivers ready-to-eat meals, has other locations in Bellmore, Commack, Holbrook, Lake Grove, Port Jefferson Station and Syosset, and will soon open another in Patchogue. Jamie Winkler of Winkler Real Estate represented the tenant, as well as the landlord, Mei Realty, LLC, in the lease transaction.
571 East Main St., Bay Shore
CP Bay Shore Islip LLC, a Club Pilates exercise studio, leased a 2,832-square-foot retail space in the Bay Shore Commons Shopping Center at 571 East Main St. in Bay Shore. This is Club Pilates franchisee Jim Grassi’s third location. Jamie Winkler of Winkler Real Estate represented the tenant, while landlord Milbrook Properties was self-represented in the lease transaction.
Seabreeze Mechanical, which supplies and installs ductwork for HVAC systems and other applications, purchased a 21,000-square-foot industrial building on 1 acre at 1445 S. Strong Ave. in Copiague for $3.35 million. The company is relocating from Westbury. The property had been home to Long Island Corvette Supply for over 25 years. Metro Realty Services represented the buyer, while Dan Gazzola and Chuck Tabone of Newmark represented seller Long Island Corvette in the sales transaction.
Fanco International, a distributor of variety store merchandise, purchased a 10,000-square-foot office building on 1 acre at 211 Crossways Park Drive in Woodbury for $3.25 million. Fanco is relocating from leased space in Valley Stream. Max Omstrom of JLL represented the buyer, while Harris Rousso of Real Estate Strategies represented seller Kravet in the sales transaction.
North Shore Fence purchased a 2,570-square-foot industrial building on .17 acres at 109 State St. in Westbury for $945,000. Jeffrey Horn of Schacker Realty represented the buyer, as well as the seller, Westbury Development Inc., in the sales transaction.
